Mission Statement:
“Commitment to Earth Friendly Construction”. The establishment of this organization serves a simple mission. If you concur that the current complexity of building green is becoming burdensome and less than green, you are not alone. The emphasis of the organization outlined here is towards specified outcomes in lieu of the current trend toward documented outcomes with the desired objective of reducing design development expense and end game paperwork.
Becoming a GCCO Member:
Membership is simple and straight forward. If you possess an A/E license and have responsibility for designing, manufacturing products, specifying construction materials and methods or constructing facilities and you maintain a commitment to specifying “green” recognized construction materials and /or construction methods, inclusion of GCCO (green construction content organization) after your name identifies you as an individual dedicated to environmentally conscience improvement of the built environment.
Maintaining Membership:
Membership is maintained by incorporating “green” recognized construction materials and /or construction methods and attesting to the “estimated” percentage of “green” inclusion within three main construction categories – site (Civil), facility envelope (A/S) and facility operation (M/E).
The “estimated” percentage would simply be a professional approximation via affidavit based on adherence to the already documented specified outcome proposed through the normal design and construction documentation process.
Verification of the “estimated” percentage of “green” inclusion would be a facility owner option with final designation of success based on the average of the two “estimated” percentages of “green” inclusion outcomes within any of the three main construction categories.
Within each of the three main construction categories this presents two options for determining success: 1.) Professional specification and percentage acknowledgement or 2.) Professional specification and percentage acknowledgement with owner procured third party verification.
Designating Outcome:
Determined success is recognized * in six (6) percentage groupings:
G (year (i.e. 2010)) – green – greater than 66% “estimated” percentage of “green” inclusion
Gv (year) – green verified - greater than 66% “estimated” percentage of “green” inclusion
C (year) – cyan – between 33% & 66% “estimated” percentage of “green” inclusion
Cv (year) – cyan verified - between 33% & 66% “estimated” percentage of “green” inclusion
B (year) – blue - less than 33% “estimated” percentage of “green” inclusion
Bv (year) – blue verified - less than 33% “estimated” percentage of “green” inclusion
Statement of Outcome:
The GCCO method accomplishes three objectives:
1. Immediate green construction and recognition availability to licensed architectural and building engineer professionals plus immediate availability of “green” building recognition to smaller licensed professional companies, organizations and individuals that cannot afford the time or cost of unnecessary examination procedures and documentation imposed by a documented outcome process.
2. Availability of “green” building recognition to the whole range of development projects including smaller development projects that currently cannot afford the burgeoning cost of recognition imposed by a documented outcome process.
3. A “green” building recognition process that is in itself time and cost conscious, efficient and “green”.
Note: the “estimated” percentage of “green” inclusion is a measure of the total attempt to include available “green” building materials and methods at the time of construction and not intended as a percentage of total facility construction. An 80% designated outcome represents an 80% attempt to incorporate available “green” building materials and methods at the time of construction (i.e. 2010). As more “green” products and methods become available the percentage will measure accordingly, therefore, a date-by-year is necessary with each designated outcome (i.e. -- a 100% commitment to incorporate “green” materials and method may only affect 1/2 of the total facility construction in 2010 with a much higher potential affect by 2020). This approach is an attempt to adjust the certification-through-time not currently addressed in a documented outcome certification process and developed to encourage a future 100% - 100% convergence. This method, while not mandatory for initial use, will rely on existing industry data to determine the potential to meet “green” objectives for various construction types in any given year and will encourage the development of yearly data for each building use group, towards this end, as a yearly benchmark for assessment (including adjustments for real world measured success of previous claims and installations), growth and improvement.
Alternate Membership Description:
An alternate GBCO (green building commitment organization) title is accessible to all, including unlicensed individuals, and usable by those wishing to demonstrate their commitment to “green” building technology even though they are not directly involved with designing, manufacturing products, specifying construction materials and methods or constructing facilities.
